About the area of THE BISHOPS AVENUE in London.

The Bishop's Avenue London, N2 in the London Borough of Barnet is one of London's most exclusive residential thoroughfares. It is named after the Bishop's Wood, originally owned by the Bishop of London through which it runs. The Bishop's Avenue connects the north side of Hampstead Heath at Kenwood (Hampstead Lane) to East Finchley and is on the boundary of the Borough to the London Borough of Haringey.

The road is a favourite with the international ultra-rich and is often referred to by its nickname of "Millionaires' Row" (although recently, it has been referred to as "Billionaire's Row" in keeping with inflation), and each property occupies a 2-3 acre plot, which is relatively palatial for London. During the mid 1990s, the street came to resemble a building site with many of the original houses being re-built. Properties on the street now have a vast array of individualistic architectural styles.

Property prices on the street sailed past the £1 million mark in the late 1980s[2], with house prices now typically starting from about £5,000,000 ($9,497,759 USD), with no upper bound. Currently Turkish tycoon Halis Toprak's 30,000 sq ft home, styled around a Greek temple, is for sale at £50 million ($94 million USD), making it one of the most expensive houses in the world, as listed by Forbes magazine.

Amongst the road's rich and famous residents are the Saudi Royal Family, whose London residence is situated there, although details of other residents and their addresses are kept relatively sketchy. Construction is constantly underway on The Bishops Avenue and prospective residents will purchase large properties as they become available, only to flatten them and construct their own from scratch. Another practice is to purchase any available property on the road, with the intention of moving to another non-available site, and to subsequently move when the more desired plot becomes available; however, there has been some recent press attention into whether the Bishop's Avenue has entered something of a decline. This has been mainly attributed to the fact that the road often appears to be very 'dead', because many of the residences do not appear to be primary residences, with the owners often residing abroad. Property switches hands frequently between the road's existing residents, and prominent corner positions are popular, as are some of the sites which are completely concealed from the road with gardens.

The Avenue is noted for the number of entrepreneurs and tycoons residents on it - the sudden influx of self-made billionaires (as opposed to aristocracy) is a recent phenomenon in London, and the Avenue is therefore markedly different to the highly exclusive but much more subtle and subdued character of areas such as Belgravia or Mayfair.

The fairly lax planning regulations on the road have resulted in some astonishing, and certainly unconventional, constructions as residents vie for attention and prestige. The exact details of properties on the avenue are not readily available although it appears that swimming pools, tennis courts, elevators and even private bowling alleys are popular.

The designs of some of the houses, nearly all of which are surrounded by high fences and security gates, have been criticized by various local and council groups although the wealthy residents, with the enormous houses eligible to very heavy taxation, usually gain planning permission from the local council, and some would argue that given the developments which have been allowed to take place, the architectural blend of questionable taste has become the avenue's signature style and it would therefore be pointless to try and restrain or restrict future development.

Toprak Mansions
Price: £50 million ($88.5 million)
Location: The Bishops Avenue, Hampstead, LONDON

Toprak Mansion, built by Turkish entrepreneur Halis Toprak, and laid along the millionaire's row of Bishops Avenue, is in one of the most sought after addresses in North LONDON and covers two acres of landscaped gardens. The grand entrance to the 28,000-square-foot house has a double staircase and a glass elevator. There is also an indoor leisure complex that has a swimming pool with a glass bridge, sauna and not surprisingly a Turkish bath that seats 20.

Witanhurst
Price: £32 million ($57 million)
Location: 41 Highgate West Hill, Hampstead, LONDON

This protected neo-Georgian mansion is one of the largest in LONDON after Buckingham Palace and encompasses nearly 40,000 square feet of living space. The Queen Anne-style house has 25 bedrooms and 12 bathrooms and is set within 5.5 acres, which includes three gatehouses and a number of gardens. Witanhurst was built between 1913 and 1920 for soap magnate and member of Parliament, Sir Arthur Crossfield, although one wing in the house dates from the 1700s. Neighbors include Sting and George Michael.

Old Swan House
Price: £32 million ($57 million)
Location: 17 Chelsea Embankment, LONDON

Old Swan House is one of the largest houses in Chelsea. It was designed by the renowned Victorian architect Norman Shaw in 1875, and it continues to have commanding views over the River Thames towards THE BISHOPS AVENUE Park from its second floor ballroom. A Grade II-listed house--which means it must be preserved by British law--this 19,000-square-foot home still has its brick exterior intact, as well as five principal bedrooms and 11 staff bedrooms, a dining room that seats 20, private terraces, a swimming pool complex with sauna and showers, a passenger lift, air conditioning, state-of-the-art security and hi-fi systems. Do not forget the cinema and parking for five cars.

Debenham House
Price: £29 million ($51 million)
Location: 8 Addison Road, Holland Park, LONDON

Debenham House is a 22,000-square-foot property that is listed as Grade I, which means it is in the U.K.'s statutory list of buildings of special architectural interest. Built in 1906 and designed by Halsy Ricardo, this house is a mixture of the Arts and Crafts movement, neo-classical and Byzantine styles. Glazed tiles are used extensively inside this ten-bedroom, five-bathroom house. Some depict peacocks, eagles, flowers, galleons and mythical beasts. Many may have come from an assignment originally commissioned for the Russian czar's yacht Livadia, built in the 1870's. In addition, there is a covered walkway from the road, a front garden laid out in a formal Dutch style and an Orangery in the back garden, where there is also a croquet lawn and a coach house with two-bedroom suites. But it's not lacking in modern amenities: a swimming pool, Jacuzzi, sauna, gym and billiards room can all be found on the property.

17 Upper Phillimore Gardens
Price: £25 million ($44 million)
Location: Kensington, LONDON

The property was used by the Kensington Preparatory School for Girls from 1941 until 1997. After extensive renovation, it is now a detached property with bags of character. This nine-bedroom, seven-bathroom house covers more than 18,000 square feet over five floors, with two dining rooms. There is even an eight-person passenger lift, indoor swimming pool, gym, sauna and steam room, while all lighting in the house is computerized. An underground tunnel connects the house to the three-vehicle garage, and outside there is a Japanese-inspired garden with a waterfall. The house is part of the Phillimore Estate, situated within the Kensington Conservation Area--an architecturally preserved, historical LONDON suburb.

Carlton House
Price: £17 million ($30 million)
Location: Bishops Avenue, Highgate, LONDON

This new, 15,000-square-foot house on a half-acre features a 50-foot long ballroom, catering kitchen fitted out for banquets, cherrywood-paneled library and gentleman's study. This property has nine bedroom suites, all with Italian marble bathrooms, a sweeping oval staircase rising through three floors and a wood-paneled lift that takes six.

The leisure complex has a heated mosaic swimming pool, sauna, gym and a 12-person Turkish bath, which was modeled on the one in Toprak Mansions. And, like Thunderbirds, there is a vehicle lift that takes your car from the forecourt into the four-vehicle garage below.

16 Mansfield Street
Price: £15.5 million ($27 million)
Location: Near Cavendish Square, Central LONDON

It is described as a "palatial residence for Europe's royalty and nobility." Mansfield Street was designed and built in 1770 by one of the most renowned architects of the time--Robert Adam--for the Duke of Portland. There are only a few of Adam's palatial residences remaining in LONDON, of which 16 Mansfield Street is one of the best. The nine-bedroom, seven-bathroom property on five floors comes with electrically heated marble floors, panic buttons on every level, a gold vault and a marbled courtyard.

Hanover House
Price: £15 million ($26 million)
Location: Shepley, Drive, Wentworth Estate, Berkshire

Located near Ascot and bordering the 14th fairway of Wentworth course, Hanover House is a 2.3-acre property that was finished in 2003 and has yet to be occupied. Inside the 17,000-square-foot house are five bedroom suites including a second-floor penthouse. The home has under-floor heating, air conditioning, high-specification security and a ten-line telephone system with 17 extensions. The property also hosts an indoor swimming pool with Jacuzzi, steam shower and sauna, floodlit tennis court and landscaped gardens.

A newly restored Mayfair mansion, right in the heart of central LONDON, comes with a sense of grandeur--check out the double-height, galleried reception room with chandelier. This four-bedroom suite house covering 11,000 square feet has an impressive open staircase as well as a Mews House out back with three further bedroom suites. 28 Cadogan Square
Price: £14 million ($25 million)
Location: Knightsbridge, LONDON

This listed family house in one of the best residential areas in central LONDON was designed by the well-known Victorian architect George Devey in 1886 for the Earl of Cadogan. It sits on the west side of this central LONDON garden square with a mews house behind. In the 1950s, the house was severely modernized inside to create more space and a lighter feel. It now has nine bedrooms, four bathrooms, a roof terrace, patio garden and lift. The house had been passed down by descent, although when the present earl inherited the title and the estate, he remained in his Chelsea house. The Cadogan Estate office occupied the building, but they moved out in 1996, and the house was put up for sale. The property sits on the picturesque Cadogan Square, which has a communal two-acre garden incorporating a tennis court.

Location: Knightsbridge, Central LONDON

This imposing 11-bedroom home also comes with its own Mews house. Mews houses were originally used for the horses and coachmen. It can now be used as a staff quarters.
