Q. We can find property and negotiate the purchase
price perfectly well ourselves so why would we chose to use and
pay a buyers agent to act for us?
A.
Quite simply we are experts in finding and acquiring prime residential
property. Not only do we expect to save your valuable time but we
expect to find you properties which you would not have found without
our help and agree a purchase price below what you could achieve

What makes you different from other buying agents/home search
companies?
A. We are not generalists but rather we exclusively specialise
in the upper end of the market. Typically clients need a minimum
purchasing budget of £1m for UK Country House purchases and
in London, clients need a minimum budget of £2m. In Cape Town,
South Africa, Clients need a minimum purchasing budget of R8million.
Q. Are you estate agents?
A. No. Estate Agents act for the seller which is why the
unrepresented buyer is very exposed in the market. We act exclusively
for the buyer to find and secure the best properties at the lowest
possible price ahead of the competition.
Q. Don't estate agents also do this?
A. No. Estate agents fees are paid by the seller and they
therefore act in the interests of the seller to gain the highest
price for the properties they sell, our services are paid for by
the buyer and we negotiate to gain the best possible price for our
clients. Interestingly, estate agents see us as a source of quality
buyers and renters.
Q. Do you have access to properties that we cannot find
on our own?
A. Yes. Many of the transactions that we are involved with
take place in the private market, where a large proportion of the
UK's most sought after properties change hands without ever reaching
the open market. In addition we will also directly canvass and contact
owners of potential properties which are not on the open market

Q. How do you get access to the best properties from this
private market?
A. As one of the leading buyers' agents most of the selling
agents know us through experience and the numerous deals that we
have been involved with. This means that our clients are treated
as serious purchasers and are therefore able to receive details
of and to view highly sought after/ confidentially marketed properties,
which are often not made available to the unrepresented buyer. (Click

How do you handle client confidentiality?
A. It is often a prerequisite that confidentiality is maintained
at all times. A large proportion of our clients and the sellers
that we deal with are very high profile and simply will not tolerate
any risk that their affairs become public knowledge. We have existing
confidentiality agreements in place with a number of private sellers
and selling agents and this is often a key reason why the unrepresented
buyer never gets to hear of the best properties.
Q.
How much does the Sands Home Search service cost?
A.
Typically our fees comprise an
initial retainer fee of £1,000
+ VAT, which pays for a direct mail campaign via our in-house database
of prime UK property valued at £1million +. This approach
generates significant interest from owners of prime properties within
each clients search area, who may be tempted to confidentially offer
their off-market property(s) for sale to our retained clients. When
a property is acquired a further fee is payable based on a % of
the purchase price achieved. There is a minimum fee of £25,000
+ VAT which applies to all instructions.

Q. Are you a member of an Ombudsman Service?
A. Yes we are a member of Ombudsman Services : Property.
In
the unlikely event you are unhappy with our service, please contact
us to receive a copy of our complaints handling procedures. If we
are unable to resolve a client's complaint to their satisfaction,
clients are able to contact the Ombudsman Services : Property directly.
